Practice:

Bob Gronauer is the Managing Partner of the Firm and is also a senior member of the Firm's Government Affairs Department and has been with the firm since 1996. His practice primarily focuses on zoning and land use law at the local government level.

Mr. Gronauer is an experienced attorney who represents local and national developers and individuals before the North Las Vegas City Council; North Las Vegas Planning Commission; Clark County Board of County Commission; Clark County Planning Commission; Clark County Town Boards; Las Vegas City Council; Las Vegas Planning Commission; Nye County Planning Commission; Nye County Board of County Commission; Lincoln County Planning Commission; Lincoln County Board of County Commission and other related boards to obtain land use entitlements, business and liquor licenses. He has represented developers to obtain approvals to expand the gaming enterprise district for hotels and casinos in the Las Vegas Valley. Additionally, Mr. Gronauer has negotiated and drafted Development Agreements for several master-planned communities and large scale developments in the City of Las Vegas, Clark County, City of North Las Vegas and Nye County. Mr. Gronauer has drafted legislation to amend municipal code and zoning code provisions at the local government level.

Practice Highlights:

  • In 1998, Mr. Gronauer represented the developer of Iron Mountain Ranch master-planned community to obtain various entitlements. He negotiated and drafted the development agreement, development standards and design guidelines. At the time of its approval, it was the second largest master-planned community in the City of Las Vegas.
  • Since 1999, Mr. Gronauer has been retained by the development community to entitle properties for gaming to allow for the development of neighborhood hotel and casinos.
  • Mr. Gronauer drafted legislation that was adopted by the local governments to allow grocery stores via the internet to deliver alcohol beverages in conjunction with grocery deliveries.
  • In 2002, Mr. Gronauer represented the developer of Aliante master-planned community located in the City of North Las Vegas. He assisted in the negotiation and drafting of a development agreement, development standards and guidelines. Additionally, he obtained land use entitlements for commercial, residential, gaming, golf course, public facilities, parks and schools for the 1,905 acre master-planned community.
  • In 2006, Mr. Gronauer was the lead attorney to negotiate and draft a one billion dollar development agreement for the development of Park Highlands located in the City of North Las Vegas. The largest master-planned community in North Las Vegas is 2,675 acres and is entitled for residential, commercial, mixed use, public facilities, parks and schools.
  • In 2008, Mr. Gronauer represented various property owners in Clark County to annex over 10,000 acres of Property into the City of North Las Vegas. This area, known as Apex, is the future development of industrial uses.
  • Mr. Gronauer was the lead attorney in negotiating the largest industrial development agreement in the City of North Las Vegas.
  • Mr. Gronauer has performed legal services on a pro bono basis for Family Promise of Las Vegas and the Miracle League.
  • Mr. Gronauer is responsible for obtaining land use entitlements for many public and private developers to build single family and multi-family residential units in Nevada.

Community:

Mr. Gronauer is a regular speaker before home owner associations, various trade and industrial groups. Several times he has been a guest speaker at the UNLV Law School and as a CLE Instructor to discuss various real estate and land use topics.

Since 1996, he has been a lector at St. Elizabeth Ann Seton Catholic Church. He is also the head coach for his son's Lone Mountain Little League baseball team. He is the coach and founding member of the Las Vegas Extreme Baseball Club and a member of the Lone Mountain Little League Board.  Mr. Gronauer serves on the board for the Miracle League.

He is a current member of the Clark County Bar Association. He was formerly a member of the Southern Nevada Home Builders Association and Treasurer for the Las Vegas Rotary Club. Mr. Gronauer has been asked by local governments to serve as a member on various committees to review and discuss amending current legislation for the development community. Currently, he is assisting the City of Las Vegas and the City of North Las Vegas to update and amend their zoning regulations.
